Subdivision & Plat Services
Subdivisions are essential in taking large parcels and dividing into smaller parcels that are more desirable and affordable to perspective buyers. There are many ordinances and requirements that go along with the subdivision process, we have many years experience in this specialty. From a single lot Minor Plat to a Subdivision of many lots, we can assist in this unique area of surveying expertise.
Original, Boundary, Topographical, & ALTA/NSPS Surveys
We utilze state-of-the-art technology to accurately determine the boundaries of your property and/or the physical and topographic features within it. ALTA/NSPS surveys provide detailed information about your property, including boundary lines, improvements, and other important features and are essential for commercial real estate transactions.
Residential Construction Services
The permitting process of residential construction includes many steps, the first and foremost of which is the Plot Plan. This is a comprehensive construction design layout that highlights key features of the building process such as how utilities will be installed, where the house will be located, among other items. A specialized service we offer is on-site Septic System design in areas where traditional sanitary sewer is not available. We have expert knowledge of the Indiana's Residential Wastewater Code & are Infiltrator Water Technologies certified in wastewater design and can make the permitting process through local health departments as breeze.
Commercial Site Development
We offer a hybrid approach to commercial development. Our firm will serve as the early entry into project viability and the determination of how a site might be organized to best suit the client needs & meet the applicable ordinances. It's at this time that we will loop in our relationships with qualified civil engineers & architects and provide a seamless delivery of final site plan approval for construction.
Real Estate Development Consulting
In the early phases of all development, particularly as purchase agreements are being considered, it's best to include a surveyor to determine the viability of a project & what contingencies should be outlined within the agreements. We offer rough layouts, drainage analysis, & zoning review to help determine if a particular parcel of land will meet the needs for future development. This action saves all parties involved the time and energy of lost time in the competitive arena of land development.
